What does Enso Village cost?


Enso Village is a not-for-profit Life Plan Community with a one-time entrance fee and monthly fee for services. Both the entrance fee and monthly fee depend on the size of the residence selected and whether there are one or two residents living there.

The entrance fee is likely to be largely repayable in the future, and the exact cost of any CCRC or Life Plan Community depends on the type of contract and the individual need for care.

The costs of creating Enso Village are synonymous with what would be required for you to build your own home in the Healdsburg area. While Enso Village will benefit from the scale of building many homes, there is still a need to purchase the land and pay to build the other buildings that will comprise the rest of the community.

As a not-for-profit organization, Enso Village is able to use tax-exempt bond financing to supply the necessary capital. Also, as a not-for-profit the fees required to operate the community won’t include any investment return requirement to shareholders.

The fees are therefore reflect the costs of supplying the housing and services provided to the members of the community and might be akin to what one might expect to pay for other market-rate “Life Plan” Communities in the area. A portion of these fees may be tax deductible. As the community nears completion, we will offer more guidance regarding the percentage of expenses related to health care that may enable one to take a deduction for a small portion. Please consult your tax advisor for more information.

What is an entrance fee?


With payment of the entrance fee, applicants are able to move to other levels of care as their needs change. The amount of the one-time fee is based on the size and location of the residence chosen. Depending on the community, it may be repayable. Enso Village offers a variety of contracts, based on the selected residence. These contracts are 80, 50 and 0 percent repayable to the resident or their estate upon the death or relocation of the resident once the unit is reoccupied by a new resident.

What is a monthly service fee?


The monthly service fee is an inclusive charge that varies with residence size and number of occupants. It covers the cost of a variety of services such as:

  • Chef-prepared gourmet meals
  • Interior maintenance
  • Exterior maintenance
  • Utilities (heating, air conditioning, water, electricity, cable television, WiFi and internet access)
  • Housekeeping
  • Scheduled transportation
  • Concierge services
  • Community amenities
  • Comprehensive Wellness Programs
  • Most activities and events
  • Fitness center
